Roofing older Chevy Chase homes
Chevy Chase, Maryland grew up in the early 20th century, and many of its homes, from shingle-style and Colonial Revival houses to Tudors and foursquares, still have the complex rooflines of that era: steep main roofs, dormers, front porch roofs and chimneys. Typical needs include:
- Porch and addition roofs that are flat or nearly flat. See flat roof repair.
- Chimney and dormer flashing that has been patched many times. See roof repair.
- Half-round gutters that suit the architecture. See gutter installation.
- Full replacement with materials appropriate to the house. See shingle roof replacement.
The Chevy Chase Village Historic District
Properties in the Chevy Chase Village Historic District are subject to Montgomery County historic preservation review. Many exterior changes, including roof replacements with a different material, require a Historic Area Work Permit (HAWP) reviewed by the Historic Preservation Commission. The district's guidelines, as quoted in a 2024 staff report, say roofing materials "should be subject to moderate scrutiny if they are visible from the public right-of-way."
In practice, that means planning ahead. We help homeowners choose roofing, gutters and skylights likely to suit the house and the district, and we supply manufacturer data, photos and specifications for the HAWP application. Montgomery County's permit guide also lists exterior work on historic property among work that requires a permit.
Several municipalities, several sets of rules
"Chevy Chase, MD" covers several incorporated municipalities, including Chevy Chase Village, the Town of Chevy Chase, Chevy Chase View, Chevy Chase Section Three, Chevy Chase Section Five, Martin's Additions and the Village of North Chevy Chase, plus unincorporated areas. Several of these municipalities maintain their own building regulations, and the county's homeowner permit guide says it does not cover municipal rules. Before a project is scheduled, we confirm which municipality your home is in and what it requires.
We work on the Maryland side of Chevy Chase (20815). The Chevy Chase neighborhood in Washington, DC falls under DC's separate permitting and licensing rules.
Storms and the tree canopy
Chevy Chase's mature street trees are part of its character and part of its storm risk. The June 29, 2012 derecho knocked out power to 77% of Pepco's Montgomery County customers at its peak, and the county's only storm death came when a tree fell onto a house in nearby Silver Spring. After major wind events, a roof inspection catches limb damage that is not visible from the street. If a tree is on your roof, see emergency roof repair.

June 29, 2012 Derecho
A fast-moving line of severe thunderstorms knocked out power to 77% of Pepco customers in Montgomery County (238,000 of 309,583) at its peak.
Roof takeaway: Straight-line winds tear off shingles and peel back flashing, and they bring down mature trees, which are common in established Bethesda and Chevy Chase neighborhoods.
February 2010 "Snowmageddon"
More than 24 inches of snow fell on the Bethesda and Chevy Chase area, according to National Weather Service totals reported by Bethesda Magazine.
Roof takeaway: Deep, long-lasting snow cover is the classic setup for ice dams and gutter damage. Gutters loaded with ice can pull away from fascia boards.
